Yes, all new homes must comply with current building codes, but that doesn't mean they are built to high standards. Here are a few things you should know about new home construction, and why we firmly believe The Villas at Flintrock Falls are a superior product.

Foundations:

Post tension versus steel reinforcement. Inside the concrete there may be wire cables which are tightened up after the concrete cures. The theory is that in the event the soil settles or shifts in one area the high tension cables will hold the slab together. This is a method allowed by code.

Why Our Method is Better:

The Villas foundations provide rigid steel reinforcement in buried concrete beams and piers anchored into the earth. Although this technique is more expensive than cables this is the method we have chosen for the Villas because it resists movement through sheer strength and effective weight bearing.

Managing water and water vapor in and around wood frame walls in Texas is a crucial concern as it relates to the health and safety of you and your home. Keeping the walls dry inside and out is a primary goal.

Because homes in central Texas are generally cool and dry inside (airconditioning), and warm and wet on the outside (heat, humidity, and rain) water vapor tends to migrate to the dryer place. We use three water retardant/vapor membranes behind the stucco finish and one behind the rock veneer.

We prefer to use Asphalt impregnated black felt instead of the common white paper synthetic membranes because in extreme wet conditions black felt tends to allow water to dry out more readily. It's our experience that synthetics tend to hold water which can potentially cause the wood to decay.
