Stone and Stucco Walls
:

All of the exterior walls are clad with native Texas limestone and cement plaster. The warm brown colored stone ages gracefully to a slightly darker patina and requires no maintenance.

The stucco plaster is hand troweled on to the wall in three layers. Embedded in the layers are a galvanized steel lathing and chopped fiberglass which help reinforce the plaster against cracking. The overall thickness is approximately _". This is a full _ thicker than what is found on many other homes giving a stronger finish and minimizing maintenance.

Exterior Trim:

The eaves and roof trim are built with a cement-fiber composite board that is non-absorbent. Highly resistant to warping and checking, this product will hold the paint finish longer and will virtually never rot. Although costing more initially, the cement-fiber board will return the investment in lower maintenance costs over the life of the building.

Concrete Roof Tiles:

The sun, rain, and hail can take quite a toll on your roof. What better material than concrete to provide protection and shelter from the elements.

The roofs at the Villas are solid concrete molded in a barrel style profile that is similar to old Italian clay tiles. The colors are solid all through the concrete (not just a surface finish like some lesser quality products) and they are far stronger than the old clay type.

On the underside of the roof decking we have applied a Radiant Barrier. This is a type of perforated reflective foil that is very efficient in reducing radiant heat gain in the attic of the home. Consequently, the heat load on the airconditioned space below is reduced, helping lower overall energy costs.
