Windows should be considered as one of the most important
components in a home, but are so often given low priority.
The prevalent window type in central Texas is a thin,
aluminum metal frame with an insulated glass panel.
Since aluminum is a thermal conductor, thermal units
are easily transferred.
Over the course of a day the frame will go through
extreme changes in temperatures, contributing to broken
thermal seals and fogged panels. This is why there are
low warranty periods on glass panels. Wood windows do
not have these weaknesses, but generally are over four
times more expensive than aluminum. The heftier wood
frames are clad on the exterior with aluminum so they
never have to be painted, giving you a better looking
frame with no maintenance. These frames are bigger and
stronger than aluminum; requiring heavy hardware for
smooth operation.
Most of the windows in the villas are casement type
which open out like a door, this is the easiest method
of operation available. The glass is treated with a
Low-E coating which reduces radiant heat from the sunŐs
rays, and in between the 7/8" thick glass panel is inert
Argon gas. This system provides one of the most energy
efficient windows available. Since they are all wood,
the interiors may either be painted or stained. Add
a 20 year warranty program to this, and you have one
of the best window packages available.

Plumbing, Electrical, and
Airconditioning:
The products used in these areas are from American
companies whose primary manufacturing facilities are
located in the United States. Plumbing fixtures are
Kohler brand, one of the best names in American design
and manufacturing. Electrical panels and circuit breakers
are from General Electric, the busses and wire are all
copper including the main feeds. Recessed lights are
by Lithonia and switches and dimmers are all made by
Lutron.
Airconditioning:
Airconditioning equipment is rated by using a formula
which describes its overall energy efficiency, called
a SEER rating, the higher the better. This gives you
a way to compare the operating costs of different units
and has a direct impact on how much money you spend.
Since the airconditioning is the biggest consumer of
energy in a home it pays to be efficient. Trane brand
XL series 13 SEER heat pumps are used at the Villas.
Trane is considered one of the top brands in the U.S.
having received the Consumers Digest best buy award
for 2003, and have a ten year warranty on the compressor
and coils. Included with the a/c systems are Honeywell
programmable thermostats.
